The Developer
The villas have been developed by Bangkok-based, renowned UK structural engineer Richard Spencer Hardy who has designed many iconic buildings such as the Eden Project in Cornwall and Bristol Airport, also having project managed the new football stand for West Ham United in London and projects for the Athens Olympic Games. Richard went on to form two Thai companies Creation and Construct Siam.

Creation is a development company based in Bangkok that has been operating in Thailand for nearly 5 years and also have over 20 years’ experience of the design and construction sectors in the UK.
Creation is actively involved in all of their projects from inception to project completion, embracing a passion for sustainability, merging construction technology with material and product selection.

Rental Returns
Suanson Villas is an exceptional investment choice with optional rental returns of 6% each year for the first 2 years with conservative anticipated rental returns from year 3 onwards of 8% based on 50% occupancy. Three of the 10 villas have just been completed with the remaining villas coming online at the end of 2015, owners can start earning almost immediately.

Payment Options
Payment Schedule
Your payment plan will run between the time that you sign the sale and purchase agreements and the time your choice of villa is completed and joins the existing Suanson Villa inventory.
Here are the standard payment plans.
- 25% down payment less US$2,000 reservation fee
- 25% on completion of villa
- 50% on completion of complete development
Developer mortgage
We are delighted to announce that the developer is now offering mortgages in-house for buyers wishing to purchase at Suanson Villas. This is an absolutely excellent way to own an exceptional piece of real estate!!
Mortgage Notes
i) The developer is offering the mortgage in-house – so it is what we call vendor financing – therefore, it is completely non-status – you do not need to complete any forms or credit checks and will be automatically approved for this scheme.
Buyers can choose up to 50% finance for a term of 10 years.
ii) There are no penalties at all for early payment in full at any time and you will not pay any interest on the capital that you repay early. There are also no penalties for making lump sum payments at any time either, provided the amount is over $20k usd for each lump sum payment. You will not pay forward interest on any amounts which you settle early.
iii) You pay the mortgage back on monthly basis.
iv) You may sell the unit with the mortgage outstanding and upon completion of your sale the remaining mortgage balance must be paid to the developer in order to transfer your unit to the new buyer.
v) If chosen, you will still receive the rental yield at 6% net for the first 2 years -this remains payable on a quarterly basis so if you wish you may use this yield to offset some of your mortgage payments (you will not receive the yield in cash if you wish the amount due to you to be applied to your mortgage account).
All in all this is a very fair and attractive scheme that offers an excellent route to ownership, whilst halving the capital commitment.

Completion
March 2016 – first 2 villas completed and Show Villa open
April 2016 – 4 villas completed awaiting client finishes

Tenure
There are no restrictions on foreign ownership at Suanson Villas – investors may buy in their own name on a 90-year lease (this is 3 x 30 year lease terms back to back) and then owners can renew on an ongoing basis.

Management Fee
The management fee covers operations and maintenance of all the communal areas as well as daily maid and laundry services pool cleaning for each of the villas when required for the rentals. Also includes 24-hour security with CCTV, satellite TV provided to every villa and common areas, free fibre optic Internet to every villa and common areas, pool bar and catering staff provided. Free water is also provided to every villa and to common areas.
Each villa pool and the common area pool cleaned on a daily basis. Gardeners will keep the villas and common ground neat and tidy and to water the plants on a daily basis.
The management fee is US$470 per month paid on a quarterly basis.
The Rental management team can rent out the villas on behalf of owners.

Furniture Pack
The furniture for your villa can be added in the purchase price which means moving in can be effortless. This option includes living room furniture consisting of a large luxury modern sofa, a living table, 6 dining room chairs, and additional lighting, and for each bedroom, a king size bed, fitted wardrobes with bedside table and additional lighting. Blinds and curtains can also be included in the package.

Landscaping Service
The gardens for each villa will have a lush tropical feel. The garden is part populated with local trees and plants to make it feel like an authentic Thai Garden, however if the purchaser requiress an upgrade of the garden, there is a garden package, which will include further trees and plants, furniture, art and lighting options. Please ask for further details.
Fully refundable reservation fee
ALFA Investors can place an initial ‘verbal hold’ for you on the property for 5 working days following which we would request ‘formal reservation’ by way of a reservation form and a refundable reservation fee of US$2,000 – the reservation fee is fully refundable and will be returned within 48 hours should clients decide not to proceed for any reason. The ‘formal reservation’ provides an extra 30 days for research and review and may be extended on a case by case basis especially if a site visit is being made. Once we receive the reservation form, we will draft the agreements for review and can help with this process.
